FAQ's

  • The Legacy Bay Homeowners Association is a non-profit, mutual benefit corporation, chartered under the laws of the state of Tennessee. Membership is mandatory, each property owner automatically becomes a member of the Association upon acquiring a home or a plot of land in the subdivision. The Association is governed by the Declarations of Covenants, Conditions and Restrictions (CCRs) and operated according to the Bylaws of the corporation.   • Each property owner is involved in the Association in some manner. Involvement for you may only be that you pay your assessments on time and comply with the governing legal documents, or you may wish to take a more active role and serve on the board or on a committee. You are urged to take an active role.   Volunteer!
  • The major responsibilities include protection of Homeowners investments, enhancing the values of their properties by providing physical maintenance and operations of shared properties (pool, tennis court, boat docks, landscape of common areas, etc.), Common services (lighting, insurance, etc.), Enforcement of deed restrictions, collection of assessments, social and recreational programs.
  • Assessments are $496 per year on each lot. It is payable annually and is due no later than January 31th of each year. Any assessment not paid within fifteen days after the due date shall incur a late fee assessment of 10 percent of the total amount due. The Association may bring an action at law against the owner(s) personally obligated to pay the same, and/or place a lien against the property, for unpaid assessments.  (Payments should be sent to 6035 Paradise Cove Drive,  Mooresburg, TN  37811.)
  • This is not necessarily an all-inclusive list but some of the things your assessment pays for are: Streets and curbs, Clubhouse and swimming pool operation, maintenance, and repairs, Tennis court, lights, repairs and general maintenance (light bulbs, nets, etc.), boat dock operation and maintenance, Lawn mowing of common areas, Front gate maintenance and repair, Taxes, landscaping, insurance, legal services, website, postage, and office supplies.
  • Provides and maintains uniformity and harmony in construction of improvements to the properties in the subdivision. In time, you may be ready to build your home or build an addition to your existing home but first you must gain approval of the plans by the Architectural Committee. To submit plans for architectural approval you may get the necessary guidance and forms from the Architectural page.
